A Debt-Service Coverage Ratio (DSCR) loan relies solely on rental income cash flow. To qualify for our 30-Year Rental Loan, your property's monthly rental income must adequately cover all monthly expenses, including principal, interest, taxes, insurance, and additional dues. At VP Capital Lending, we require the rental income to be a minimum of 110% of these expenses. WHAT STATES DO YOU LEND IN?

We lend in all states except Nevada, Alaska, North Dakota, South Dakota, and Vermont.

DO YOU HAVE A MINIMUM CREDIT SCORE?

To qualify, you must have a minimum FICO score of 660. Your credit score will determine the rate you are quoted.

WHAT IS THE MAXIMUM LTV?

Our maximum LTV is 80% and will vary based upon your creditworthiness, the property location, and the property Debt Service Coverage Ratio.

WHAT'S THE DIFFERENCE BETWEEN A DSCR LOAN AND A CONVENTIONAL LOAN?

One key advantage of a DSCR loan is that it relies on the borrower's credit and property cash flow, rather than their personal income. Additionally, DSCR loans are often considered "low-doc" loans, meaning less documentation is required to move forward with the loan process.

For Real Estate Investors, obtaining a conventional loan can be challenging due to the strict criteria set forth by Fannie Mae and Freddie Mac. Despite this, the loan is attractive to those who meet the qualifications, as they may be able to secure a lower interest rate.

DO YOU FINANCE COMMERCIAL PROPERTIES?

No, we do not, only non-owner-occupied residential properties.

WHAT IS THE SEASONING PERIOD FOR A CASH-OUT REFINANCE?

There is a 6 months seasoning period. After 6 months there are no LTC restrictions. Prior to 6 months, we can refinance the lessor of 130% of total cost vs 75% of LTV.
